Furthermore, Alan’s excellent negotiating skills allowed us to purchase a new house with multiple offers ending with a win-win for both the buyer and seller.

Alan worked very hard for this sale making sure the seller stayed motivated to sell and would accept our offer. Alan Kinzel saved me. It was late April 2022 and I was now trustee of a condo that hadn’t been updated in the 22+ years my parents had lived there (probably longer). And I live in Colorado. Alan was a neighbor and graciously came to offer condolences and to help us anyway he could. When I showed him around the condo and asked his advice, he talked to me about the minimal cosmetic changes we could make without spending a lot of money. He was convinced that emptying the condo, painting, cleaning, staging, and maybe some new light fixtures would make a huge difference.
I was skeptical. I had heard that contractors were so backed up it in the Spring of 2022 it would be months before I could get anyone to come do the work. So, I asked Alan, “If you were my agent, how will we get things out of here”?
” I have a guy”.
“How will we find a painter quickly”?
” I have a guy”
And, he had the best stager, cleaners, and electrician.
Since 3 of the 5 siblings live out-of-state it would have taken the family a long time to get everything accomplished, and it wouldn’t have looked as a good. Simply put, Alan arranged everything for us. He kept in touch and got my approval before any step was taken. The condo was painted, cleaned, staged and on the market in less than 4 weeks. He’d heard of an interested buyer and had their agent bring them by the condo the first morning. The buyer was very interest in purchasing but was concerned about the bidding wars that had become all too common in Coronado. He didn’t want to miss out again. Alan explained that the property was held by a Trust and it might take a week to get an answer …. unless he made an offer we couldn’t refuse. Well, we accepted his very nice offer in less than 24 hours. Four weeks later we closed escrow - $135,000 over asking price. No need for a bidding war.
Alan kept communicating with me – sometimes a couple of times each day. He answered every question and made good on every promise. He was always professional and thoughtful in his answers.
I know a lot of the reviews on this page are praising Alan as a Buyer’s Agent. But I’m telling you that as a Seller’s Agent he went beyond …. just……WAY beyond. Alan, I wish I could give you 10 stars. Thank you.

Alan Kinzel really went the extra mile from showing us houses in Coronado to the whole process of negotiating a great price on our dream home and going above and beyond the call of duty to help us set up the necessary repairs with the service providers. he not only cares about finding the right house for the buyer but he follows up after the close of escrow for help that I never expected from any agent in the field!
